Rosanna Quaglieri is a co-founder of Vanguard Property Surveyors and now serves as Operations Director. She plays a key role in ensuring smooth client engagement, operational excellence, and the timely delivery of reports.

With a strong background in property development, Rosanna has an in-depth understanding of building design, construction, and maintenance. This expertise allows her to provide clear, practical guidance to clients, helping them navigate their options with confidence.

Tom Samuels is a dedicated Building Surveyor with over 11 years of experience in the construction and property industry. Starting his career in residential property renovation, he managed projects from acquisition to resale, building a strong foundation in construction methods, site safety, and compliance.

Today, Tom specialises in building pathology, structural defect diagnosis, and technical reporting as Practice Director at Vanguard Property Surveyors. He has surveyed a wide range of properties across London and the South East, from Victorian terraces to modern developments, and is highly skilled at diagnosing issues such as damp, timber decay, roof failure, and subsidence. His reports are valued for their clarity, technical depth, and practical recommendations, helping clients make informed property decisions.

Tom also spent several years in the insurance sector as a loss adjuster and surveyor with Davies Group. There, he investigated subsidence, storm damage, and escape-of-water claims, producing detailed reports for insurers and overseeing remedial works. This background gave him specialist expertise in risk assessment, liability, and costed scoping, which he now applies to private surveying, offering clients additional insight into risk and repair obligations.

Gianni Quaglieri is a founding member of Vanguard Property Surveyors and serves as Technical Director. 

With a background in project coordination and over seven years of surveying experience, Gianni has been instrumental in building Morguard's company reputation - Vanguard's sister company -  for delivering comprehensive, high-quality reports to every client.

Gianni specialises in period properties and has a strong interest in building pathology, sustainability, retrofit, and fire safety, supported by a detailed understanding of current building regulations. 

His expertise and meticulous attention to detail have earned him numerous five-star Trustpilot reviews and a loyal base of returning clients.

Committed to continuous professional development, Gianni holds a Master’s degree in Building Surveying from London South Bank University, reflecting his dedication to staying at the forefront of industry best practice.

As Technical Director, Gianni combines his technical expertise with a client-first approach, ensuring that every survey delivered by Vanguard meets the highest professional standards.

Guy Abbott is Project Management Director at Vanguard Property Surveyors, bringing over 40 years of experience across building services engineering, surveying, and project management. 

His career began in the early 1980s with a trade apprenticeship in building services engineering before moving into the insurance industry as a loss adjuster and surveyor.

Committed to advancing his expertise, Guy studied part-time to achieve an HNC in Building Studies and an RICS-accredited degree in Building Surveying. Over the years, he has worked in both private practice and with major contractors such as Taylor Woodrow (Air Division) and Vinci, gaining extensive experience in the airports sector as both a Project and Quality Assurance Lead.

In 2025, Guy partnered with Rosanna, Gianni and Tom to establish Vanguard Building Surveyors, with a vision of restoring technical rigor and transparency to the property market. Now at Vanguard, he leads the Project Management team, ensuring clients receive detailed, accurate, and practical insights allowing them to make informed property decisions.
